1. YOUR BOOKING
1.1 Booking Confirmation and Rates
Rates are based on your length of stay. Once your booking has been successfully completed and confirmed, you are entering into a contract with Amaya Property Management under these Terms & Conditions. All advertised rates are inclusive of VAT and free from hidden charges. However, we reserve the right to amend our rates periodically based on seasonal variations and demand. Once a booking is confirmed, the rate will be honoured unless the booking is altered by you or the cost of providing accommodation is affected by currency fluctuations or other events beyond our control.
1.2 Booking Restrictions
Certain locations may have restrictions, including but not limited to, minimum length of stay and age requirements. You will be advised of these during the booking process. We reserve the right to refuse any booking at our discretion.
1.3 Accuracy of Booking Details
Please review your booking confirmation carefully. Any discrepancies must be reported to us immediately in writing. We regret we cannot accept responsibility for any inaccuracies not brought to our attention promptly.
1.4 Payment
Full payment is required at the time of booking unless otherwise agreed. We reserve the right to cancel or suspend any booking if payment is not received within the required timeframe. Payment must be made in Pounds Sterling via Credit or Debit card. We accept all major cards including American Express (Amex). Your card details may be passed to a third party for payment processing.
Bank Transfers (BACS) are also accepted, provided payment is received no later than one full month before check-in. Bank details are available upon request.

For bookings within 24 hours of check-in: payment must be completed within 2 hours.

For bookings within 48 hours of check-in: payment must be completed within 12 hours.

For bookings over two months in advance: a split payment option may be offered. A minimum 40% deposit is required upon booking, with the balance due one full month before arrival. This arrangement must be confirmed in writing at the time of booking.
1.5 Security Deposit Policy – Amaya Property Management
Amaya Property Management reserves the right to collect a Security Deposit of up to £300 for all bookings. This deposit is intended to cover any additional charges that may arise. It may be requested up to 14 days before your scheduled check-in.
The Security Deposit will be pre-authorised on your credit or debit card two days prior to arrival and will be released the day after check-out, once the condition of the apartment has been verified.
We reserve the right to retain part or all of the deposit to cover costs related to, but not limited to:

Breakages or damage to the property

Excessive cleaning requirements

Unauthorised late check-outs

Lost key(s), fobs, or access cards

Further accommodation or service charges
Indicative Charges:

Evidence of smoking – £250

1.6 Booking Amendments and Extensions
While we do not anticipate making changes to your booking, there may be occasions where modifications or cancellations are necessary due to unforeseen circumstances, availability issues, or errors in booking information. We reserve the right to make such changes and will notify you by email where reasonably possible.
If changes are required, we will, where possible, offer an alternative apartment of similar type, standard, and location for the same period. Should you choose not to accept the proposed change or if no suitable alternative is available, you may cancel your booking and be eligible for a refund.
If you wish to extend your stay, please provide as much notice as possible to help us accommodate your request. All extensions are subject to availability and potential changes in rate.
Please note: If you request an extension within 24 hours of your scheduled check-out, an additional fee may apply due to short-notice cancellation of scheduled cleaning services.
1.7 Insurance and Liability
We are not responsible for the theft of or damage to your personal belongings during your stay. Please ensure you have appropriate insurance to cover personal items, as well as travel insurance for cancellations or medical emergencies.
1.8 Cleaning
Cleaning before check-in and after check-out is included in the rate. A complimentary mid-stay clean is included for bookings of 7 nights or more. Additional cleaning can be arranged at extra cost and must be paid in cash or by card in accordance with paragraph 3.3.
1.9 Maintenance and Access
Routine maintenance is performed regularly. In certain cases, we may require access to the apartment to carry out essential repairs. We will provide at least 24 hours’ notice, except in emergencies where immediate access is necessary.
Cancellation Terms
Best Flexible – Free cancellation up to 3 days before arrival. Full charge if cancelled within 3 days. Full prepayment required, refundable within terms.
Non-refundable – Full charge upon booking, no refund for cancellations.
Weekly – Free cancellation up to 5 days before arrival. Full charge if cancelled within 5 days. Full prepayment required, refundable within terms.
Monthly – Free cancellation up to 7 days before arrival. Full charge if cancelled within 7 days. Full prepayment required, refundable within terms.
4-hour grace period – Cancellations made within 4 hours of booking may be eligible for a full refund.
2. GUEST RESPONSIBILITY
Guests must adhere to the rules and regulations of the apartment. Breaches may result in immediate termination of stay without refund.
2.1–2.9 Conduct and Use

2.1 No smoking in apartments, balconies, or communal areas.

2.2 No pets unless authorised.

2.3 Guests must behave responsibly and respectfully. Noise must be kept to a minimum between 22:00 and 07:00. Anti-social or abusive behaviour may result in eviction and a charge of up to £1,000.

2.4 Minimum age to check in is 21. ID and a completed Guest Arrival Form must be submitted prior to arrival.

2.5 No parties allowed. Visitors are not permitted after 23:00.

2.6 Guests must leave the apartment in a tidy condition. Any damage or excessive mess will incur additional charges (see 3.3).

2.7 All personal belongings must be removed upon departure. Lost property will be retained for up to 30 days.

2.8 Check-in from 14:00. Check-out by 11:00. Late check-out subject to availability and charges.

2.9 Failure to complete the Guest Arrival Form and submit ID may lead to booking cancellation. Apartments are self-accessed using a key safe; ensure you have your code prior to arrival.
We reserve the right to enter the apartment without notice if we suspect a breach of these terms.
3. YOUR APARTMENT & ADDITIONAL CHARGES
3.1 Use of Property
Apartments are offered as temporary accommodation only and do not establish a landlord–tenant relationship. Only named guests may use the property. Guests overstaying their booking will incur full charges for the extended period.
3.2 Occupancy
Occupancy is limited by the number of beds in the apartment. Children under 3 can be accommodated in cots, subject to availability.
